Nobody can quote framing accurately from a square-foot number alone, and anyone who does is guessing with your money. These are the factors that actually move a structural framing bid, so you can read your own plans the way an estimator does.
Size — but less than you’d think
Square footage sets the baseline, but two 3,000-square-foot homes can carry very different framing costs. What separates them is everything below.
Complexity & rooflines
Corners, angles, dormers, and intersecting rooflines multiply cuts, hardware, and crew time. Industry estimating guides consistently find complex rooflines and irregular plans add on the order of a third or more to framing cost versus a simple rectangle with a gable roof. Cathedral and tray ceilings, tall walls, and open spans add engineering and labor on top.
Engineered lumber
LVL beams, I-joists, and long-span trusses cost more than dimensional lumber — estimating references put engineered wood products roughly 20–50% above standard lumber — but they’re what make open floor plans and long spans structurally possible. The engineering sheets, not preference, decide where they’re required.
The coastal premium: wind-zone hardware
In coastal Georgia and Lowcountry South Carolina, code requires a continuous load path — hurricane straps, clips, and hold-downs from roof to foundation (see our wind-zone guide). That hardware and the labor to install it correctly is real money, and it’s not optional. A bid that looks cheap sometimes just hasn’t priced the strapping schedule.
